Read the Renewal Notice: Five Changes Florida Carriers Make Quietly

Chaz Toomey — The Toomey Group Insurance 2 min read

Most people look at one number on the renewal notice: the premium. Meanwhile the carrier may have changed the hurricane deductible, altered how the roof is settled, or reduced a coverage that mattered. Ten minutes with the renewal declarations page is the highest-value insurance task of the year.

Deductibles and roof settlement

Check the hurricane deductible percentage and convert it to dollars against the new dwelling limit. If the dwelling limit rose with inflation, the dollar deductible rose with it.

Then look for roof surfacing language. A shift from replacement cost to actual cash value on an older roof can mean tens of thousands of dollars at claim time.

Limits, endorsements, and exclusions

Compare dwelling, other structures, personal property, and loss of use against last year. Also confirm ordinance or law, water damage limits, and any scheduled jewelry or equipment are still present.

New exclusions occasionally appear on renewal. They are listed, but they are easy to skim past.

What to do if something changed

Do not simply pay it. Call me with the renewal in hand and we will decide whether to buy back the term, raise a limit, or remarket the policy to a carrier with better terms.

This is also the right moment to re-run wind mitigation credits, update your home inventory, and confirm the auto and umbrella policies still line up with the home. One annual review keeps the whole program honest.

Frequently Asked Questions

What should I check on my insurance renewal?
Hurricane deductible in dollars, roof settlement basis, all coverage limits, endorsements still in place, and any newly added exclusions.
Why did my premium increase without a claim?
Florida premiums reflect statewide catastrophe losses, reinsurance costs, litigation trends, and inflation-driven increases to your rebuild value.
What is actual cash value roof settlement?
It pays the depreciated value of the roof rather than the cost to replace it, which can leave a large gap on an older roof.
Can I change carriers at renewal?
Yes. Renewal is the natural time to remarket, and we can compare terms as well as price before the policy renews.
