Buying New Construction in South Shore? Insure It Correctly From Day One
South Shore has more new rooftops than almost anywhere in Hillsborough County, and new homes come with a genuine insurance advantage: modern building code, hip roofs, impact-rated openings, and fresh everything. But I still find issues on almost every new-construction policy I review, usually because the coverage was set up quickly at closing and never revisited.
Capture every wind credit immediately
Ask your builder for the wind mitigation documentation and the roof permit date at closing. Newer homes frequently qualify for the strongest credits available — double wraps, secondary water barrier, impact glass — and those credits should be applied from the first day of coverage, not discovered at your second renewal.
If the builder cannot produce the form, an independent inspection is inexpensive and pays for itself immediately on a new home.
Insure to rebuild cost, not purchase price
Your purchase price includes the lot. Your dwelling limit should reflect only the cost to rebuild the structure, which in most South Shore neighborhoods is meaningfully less than the sale price. Overinsuring wastes money; underinsuring is worse.
Then add ordinance or law coverage. Building codes change, and after a total loss you may be required to rebuild to a newer standard than the one in place when the home was built.
What the builder warranty does not do
A builder warranty addresses workmanship and defects for a limited period. It does not cover hurricane damage, theft, liability, fire, or your personal belongings. It is not a substitute for insurance, and it does not satisfy your lender.
Also confirm your flood status. Many newer South Shore developments sit at elevations where flood coverage is inexpensive but genuinely worth having.
