Two coverages, very different triggers

Catastrophic ground cover collapse is included in every Florida homeowners policy by law. It pays only when the damage is so severe the home is condemned — abrupt collapse, visible depression, structural damage, and a government order to vacate. All four conditions must be met.

Optional sinkhole coverage is broader. It covers gradual cracking, foundation movement, and stabilization repairs that never reach the catastrophic threshold. Without it, those claims are denied.

What the claims process looks like

Sinkhole claims start with engineering. The carrier hires a geotechnical firm to test the soil, and the process can take months. If the report confirms sinkhole activity, repairs typically involve grouting or underpinning the foundation.

Expect a separate sinkhole deductible — often 10% of the dwelling limit in Florida. On a $400,000 home, that is $40,000 out of pocket, which is why the coverage decision deserves real thought.
