After recent Florida reserve and structural inspection laws, condo association budgets and deductibles have climbed sharply. That shift pushes more cost onto individual owners, and the HO-6 policy is where it lands.

Reading the master policy type

An all-in or all-inclusive master policy covers original fixtures and finishes; a bare-walls policy stops at unfinished surfaces, leaving cabinetry, flooring, and drywall to the owner.

Request the association's declarations page and bylaws. Those two documents determine how much building property coverage your HO-6 needs.

Loss assessment coverage

When association losses exceed the master policy limits or deductible, owners are assessed a share. Loss assessment coverage on your HO-6 pays that share up to a chosen limit.

Default limits of $1,000 are no longer adequate in Florida. Many owners now carry $50,000 or more, and hurricane-deductible assessment coverage is a separate item to ask for.

Water damage is the everyday risk

Most condo claims are not hurricanes; they are supply lines, water heaters, and AC drain pans damaging the unit below. Your HO-6 liability responds to that neighbor's damage.

Replace supply lines with braided stainless, service the AC drain line annually, and keep the water heater on a documented replacement schedule.
